I work all over Manhattan but my primary area of focus is Manhattan's upper east side. Because my office is located in the east 80s and I live in the east 90s, I know the Upper East side like the back of my hand. I have sold hundreds of apartments for sellers and have represented hundreds of buyers in my career with the Corcoran Group.

First-time NYC buyers »

I have worked with many first-time buyers over the years using both traditional and creative financing vehicles. I have worked with low down payments, higher debt to income ratios, guarantors, gift situations, lease options and cash purchases. I am able to quickly assess a situation to see how to make it work (or if it will work). I look forward to doing that for you.

Under $500k specialists »

I have worked with many buyers looking to purchase homes under $500k over the years by using both traditional and creative financing vehicles. I have worked with low down payments, higher debt to income ratios, guarantors, gift situations, lease options and cash purchases. I am able to quickly assess a situation to see how to make it work (or if it will work). I look forward to doing that for you.

Investors »

I have extensive experience working with investors of all types and particularly with developers. I have marketed individual units and packages of units for developers particularly in Manhattan as well as up and down the eastern seaboard. Over the years I have represented sellers of real estate in all markets and conditions. I am an expert in marketing, merchandising, positioning, and representing the seller’s goals. I have completed easy, quick transactions as well as difficult sales that included the swapping of apartments, bond for a deed, seller financing, lease with option, etc. In the late 80’s and early 90’s, I was an executive for a national Real Estate Auction company with a specialty in Bank REO properties.

Video profile

Agent's personal statement

“Real Estate Salesperson” was my first job description after graduating from college in 1974 and I have been in real estate ever since, accumulating experiences in diverse market conditions. Originally from Portland, Maine, I sold homes there for the largest brokerage company in the state, as well as developed land, condominiums and single family homes for my personal account.

After moving to Manhattan in 1982, I became Vice President of Marketing for a firm that consulted and sold residential properties for developers in the NY Metro area and Mid-Atlantic. When the real estate market tumbled in the late 80’s and early 90’s, I became an executive for a national Real Estate Auction company with a specialty in Bank REO properties.

Since 1994, I have been a broker with the Corcoran Group. Because of my breadth of experience many of my colleagues seek me out for my problem-solving advice—a position I enjoy, particularly in these trying times. In fact, over the years I have lectured on real estate topics at NYU, The New School and the Learning Annex in New York.

My diverse real estate background has enabled me to develop an expertise in negotiation and most aspects of the real estate industry. That, along with my creativity, will add value to your real estate transaction and may be the difference in bringing a transaction to fruition. I look forward to doing that for you.

Working with Gary is more like working with a friend than a business partner. I’ve worked with him to both buy and sell property, and he’s always been exceptionally communicative. He was always willing to talk with me in as much detail as I wanted and for as long as I wanted, and if he was unavailable, he would get back to me within hours if not minutes. When we were buying together, he showed me a huge number of great properties that fit my specifications. I ended up living in that apartment for nearly fifteen years, and when I finally decided to sell it, Gary was extremely vigilant and pro-active in attracting buyers. Even in the falling market, he continued to show the apartment until it sold, and he never tired. He was great dealing with the negotiations, as well, and got me great offers both times. I can only speak highly of Gary. I would unquestioningly recommend him to my family and friends.

I've worked with Gary on numerous transactions, both buying and selling, over the past ten years, and every experience has been outstanding. What I appreciate about working with Gary is that he understands value in properties. He knows how much any given property is worth, regardless of the current price it's being listed at, and that sort of understanding comes from his experience in the business. Gary also has the ability to very quickly determine the particular tastes and needs of his clients, and he is able to work with those preferences to find properties that are suited for any particular buyer. I would absolutely recommend Gary to others. He's extremely knowledgeable, understands the value of a buck, and has an amicable temperament, as well.
“I had an exceptional experience with Gary. He has an innate ability to find solutions to difficult problems.”

My experience with Gary was exceptional. Last year, my company relocated, and living in the city meant a 70 mile commute to my new office. I decided that I wanted to sell my Upper East Side apartment, which was proving very difficult in a falling market, and Gary very creatively expedited the process without losing much of the value of the property. Gary was able to find a retired couple who was interested in upgrading to my apartment, and he came up with the idea that we would buy each other’s properties. With the differential left over from the deal, I was able to buy a second house much closer to my work while keeping the new apartment in the city. I’m currently renting out my new property in the city. Gary has an innate ability to see solutions in what look like hopeless situations. He has the patience of a saint, and I think he showed my old apartment to around 100 potential buyers. He also realized that there may be a tax benefit to the deal we made, which I didn’t know about. The situation ended up being advantageous for me. I would definitely recommend Gary to friends. If anyone is interested in the Upper East Side, Gary’s your man.

Gary recently helped me purchase a co-op apartment in the Upper East Side. The whole process was simple because Gary was so straightforward and efficient with every step of the purchase. I'm very happy with my new home and I would absolutely recommend Gary to others.

When I look for a real estate agent, I always place more importance in the character of the individual than the speeches or promises they make. I look for integrity, professionalism, and a keen understanding of the market. With Gary, all of these attributes were evident from the day we started working together. He's truly professional in every way. Being from out of state, I was new to the market in the city, and the whole process of purchasing a co-op was really a test of Gary's abilities. I realized that passing the Board examination was going to be completely dependent on how well Gary prepared me and took care of all the important details, and he really pulled through for me. Gary's the type of agent who truly wants to serve the needs of his clients, and he's genuinely concerned with protecting their interests. I trust Gary absolutely, and I would recommend him and work with him again.

My experiences working with Gary have been great. I build homes in Maine for a living, and since the 1970s I’ve been working with him to sell a number of them. I was first introduced to Gary through a mutual acquaintance, and we quickly became friends. Gary’s been a class-act all the years I’ve known him – he has a nice manner about him, follows through on everything he says he’s going to do, and he sincerely cares about his clients. I think his sincerity is what people acknowledge and appreciate the most. I would recommend Gary to friends and family without a doubt. I’ve seen him at his corporate office, and he’s always on top of his work. Even when he’s not on the job, he’s got his BlackBerry and is making counter-bids and working with clients.

I met Gary when I got married and needed to sell my apartment. I immediately noticed that he was very professional as well as a good person. As we started the process, I saw his work ethic and ability to relate to a wide variety of potential buyers. His experience in the market has enabled him to connect to and communicate effectively with everyone he meets, and that was very helpful in selling my apartment. I would definitely recommend Gary to others. Because of his way with people, I feel like Gary could perform well in any market, and given today’s financial climate, that’s definitely something to look for in an agent.
“Gary is a no-nonsense agent. Helped guide me through the selling process in a tough market.”

I had a positive experience working with Gary to sell my Upper East Side condo. He’s no nonsense and provides a depth of experience that makes navigating and completing a successful sale in a challenging “down” market.
