My area of expertise is in luxury apartment north of 42nd street on both the East & West sides of Manhattan. I am especially experienced with co-op purchases and in effectively helping buyers go through the Board approval process. My 26 years of serving on co-op Boards, including 13 years on a 5th Avenue building Board of Directors, helps in this process. I am very strong at pricing properties, either for a seller or buyer, as demonstrated in my participation in New York Magazine's Triple Assessment, where I nailed the selling price exactly.

Our summary of
Dianne Van Laer

"Dianne focuses on luxury co-ops above 42nd Street. What makes Dianne stand out is her intimate knowledge of how higher-end co-op boards think. Having served 26 years on co-op boards herself, Dianne offers her buyers an insider's perspective into how to most attractively present themselves in a board package and how to best prepare for a board interview. For her sellers, she is able to advise as to how appealing (to a board) a potential buyer might be. She also has a strong understanding of how coop financials should be read."

“In a down market, Dianne sold our pied-a-terre on the UES in three weeks for almost the full asking price. I don't know how she does it!”

Dianne helped us to buy and sell our pied-a-terre on the Upper East Side. After the financial crunch, we decided the second home was too extravagant. In the worst market imaginable, Dianne sold our apartment in just three weeks, almost at asking price. We referred Dianne to a friend who had been trying to sell the same property for two years. Dianne fully understands the buying and selling market. She was straight-forward and told them that the price was too high. Dianne sold our friends’ property right away, and they are extremely grateful for her insight. Dianne is sophisticated, poised, and knowledgeable. She is professional and makes you feel like you are her only client, even in a down market. I don’t know how she does it all!
“I have recommended Dianne to everyone I know. She is not only a great agent, but also a great person.”

I have both bought and sold homes with Dianne on two prior occasions and I am currently working with her again. She is an extremely professional and knowledgeable broker. In addition to her knowledge of the market, her ability to get top dollar and her negotiating skills, she is a great person. Dianne is personable and friendly. She is never pushy or overwhelming. My advice to anyone considering Dianne is to trust her. Even if you think a property isn’t within your means, go look at it anyway. Dianne has great instincts and she showed me an apartment I didn’t think I could get; living here has been the best experience of my life. I have recommended Dianne to everybody I know.
“We've worked with Dianne multiple times. She listens and doesn't waste your time showing you apartments that don't match your criteria.”

My husband and I have worked with Dianne on several occasions. She us currently helping us to sell the apartment we are currently in, and we just finished closing on the apartment that she helped us buy. We have also used her twice before. We have met a lot of brokers and few are as competent and exceptionally hard-working as Dianne. If she knows you really want something, she is going to stay on it until she cuts an excellent deal for you. Dianne leaves no stone unturned. Dianne listens. She doesn’t waste your time trying to show you a home that doesn’t fit your criteria. She works for you rather than for her company. Dianne is also well-respected within the industry. Every time we saw an apartment, Dianne was had a friendly and respectful relationship with the other broker. We would recommend Dianne without hesitation.
“Helped me sell my co-op. I am currently working with Dianne to sell my place.”

Dianne helped me to sell my co-op apartment back in 2007, and I am currently working with her again on a sale. I have chosen to stay with her because she is very professional and knowledgeable about the market. Dianne guides you through the process very easily and really knows how to serve her clients well.
“Extremely thorough agent, from strategy to marketing to implementation.”

Dianne was my agent when I decided to sell my Manhattan home to move to Brooklyn. Dianne was thorough every step of the way. From strategy to marketing to implementation and getting the deal done, Dianne was fantastic. She has a strong grasp of the market, and she understood how to best market our home. I felt extremely comfortable working with her. My experience working with her was terrific all around and I would recommend her to others.

Dianne is an amazing broker. I really lucked out having her as an agent. She is extremely knowledgeable about the Upper East Side, and provided a lot of hand-holding throughout the entire process. She gave me referrals to a contractor and a lawyer and answered all of my questions thoroughly. The entire process of working with Dianne was easy and enjoyable.
