Amanda Brainerd

"Amanda is a high-end, Upper East Side co-op expert . She is also a trained architect. She's well respected among her colleagues for her market knowledge and intimate understanding of the co-op boards on the UES. Because Amanda knows the UES co-op boards so well, other agents often approach her for pricing help and to ask for advice with co-op board packages and interviews. She has an extensive personal network that she draws upon to help her clients."

Amanda has helped my husband and me to both buy and sell co-op apartments on the Upper East Side. Amanda is very intelligent and honest. She is extremely knowledgeable about New York City, since she has been living there all of her life. I also find it important that Amanda is personable. She is very charming and fun to be with. That makes a big difference because you spend a good amount of time with an agent when you are working together. I have already recommended Amanda to my friends and they have all walked away happy.
“Amanda's architectural background enabled us to think creatively about each apartment we looked at. She also really fun and funny.”

When my family and I decided that we needed more space, Amanda helped us to find and buy a pre-war cooperative on the Upper East Side. Although looking at new homes can be tough and tedious, Amanda is a really fun person to work with with a terrific sense of humor. She also has a keen eye and a strong sense of her clients’ needs. Because of her architectural background, she had the ability to think creatively about each apartment that we looked at. I had a very positive experience working with Amanda.

Amanda is incredibly bright. She is extremely knowledgeable about the New York real estate market on both a micro and macro level. She understands the direction the market is heading but she also has a detailed knowledge of neighborhoods, specific buildings, apartments and co-op boards. Amanda has lived in New York her entire life so the gets each neighborhood's unique vibe. If you want an agent who not only knows the market, but also knows what it's like to live in NYC, then Amanda is the perfect choice. She is a pleasure to be with.

I have known Amanda since we went to college together (many years ago!) at Harvard. She helped my wife and me negotiate a deal for our purchase of a co-op about six years ago. Since I am the managing partner of an institutional real estate private equity fund that buys and sells residential buildings in New York, I have worked with Amanda on various larger scale projects over the years as well. As an expert in the market, she has provided us with her judgment on what can be achieved in terms of sales pricing, velocity of sales, desired finishes, capital improvements, etc. Because my business requires me to work with brokers all the time, I can confidently say that, while the barrier to entry to be a broker is low, it is actually very, very difficult to be a top broker. At the most basic level, a good broker needs to know the market, the products and the pricing extremely well. But on a more challenging level, a good broker needs to manage a sophisticated intermediation between the buyer and seller - making both parties feel motivated to pursue the transaction. A good broker needs to understand the nuances of the market, and be able to advise the buyer or seller as to how to navigate the market conditions (this is particularly difficult today). A good broker in Manhattan needs to understand the issues and complexities related to putting together board packages, financial disclosure, etc. A good broker needs to have a network of professionals and references (i.e. lawyers, accountants, contractors) that she can access to facilitate a deal and to get things done. Finally, a good broker needs to be wise enough to understand that his or her relationship with a good client is more valuable than closing any particular deal. Amanda combines all of these qualities and is tops in every regard.
“Amanda is intelligent and understands the market. Great at pricing homes.”

I worked with Amanda in August 2004 when she helped me buy a home in Carnegie Hill and have since consulted with her about potentially buying and selling homes in New York City. Amanda is smart and well connected to what is going on in the market; she grew up in New York so she knows the city well. She is also sensitive to her clients’ needs, whether she is working with a young family looking to upsize or an empty-nester looking to downsize. Amanda is very smart about pricing, but aware of her clients’ requests -- she definitely does not paint the situation in black and white. Amanda is realistic and honest and I felt like she was on the same page as me through the entire process.
“I have had an ongoing working relationship with Amanda since 1998. She's one of NYC's best kept secrets.”

I have been buying and selling co-ops with Amanda since 1998. In fact, I have worked with her as recently as August 2009. Amanda is one of New York’s best kept secrets. She always has her pulse on what’s happening in the city, and she always provides up to the minute information. Having been raised in New York, she fully understands the city’s history as well as its current trends and dynamics. I have recommended Amanda many times before and I will do so again in the future.
